Q:  Is my house going to be listed on the MLS or are you actually buying it?
A:  We are not real estate agents or brokers and are therefore not able to list houses on the MLS.  Instead, we are professional home buyers.  We buy houses that meet our purchasing criteria. From there we may make repairs to the house and then resell it to another home owner or we may keep the house as a rental.

Q: Do you pay fair prices for properties?
A: As investors, our goal is to someday make a reasonable profit by repairing and selling or renting out the homes we buy. As a result, we don’t usually pay full market value for a home unless we see it as a significant opportunity. We will, however, pay a very fair price for the condition that the property is currently in, often discounted only slightly from what you would receive if you were to sell the home through a real estate agent.  Along with a fair value for the current state of the property, we provide these added benefits: we are able to close very quickly (no waiting for financing), you waste no time or effort to locate a reliable real estate agent and go through the entire process of selling with that agent or the hassles of selling it yourself, you have no expense in fixing up the property or paying an agent fees. Q. How much will you be able to pay me for my house?
A. We will base our offer, depending upon the market, on the expected retail value of the house after we have made all necessary repairs.  We will pay you cash for your house, take care of all the paperwork and closing costs, and close quickly so you can move on quickly. These are conveniences that can add up to a great deal for just about any anyone.

Q: Do you really pay all cash for a house?
A: The simple answer is, yes.  If your house meets our criteria and we can come to an agreement on price, then we can certainly pay cash for your house and close in a very timely manner.

Q:  How is your offer price determined?
A:  To determine the price we offer, we research recently sold houses in the area that are of the same size and features to determine the value of the house when all repairs have been made, we look at the current condition of the house, we determine the repairs that will be needed, we determine the cost of those repairs (cost of materials needed and cost of the labor to make those repairs), we determine how much we are going to have to pay to maintain the house during renovations until it will be ready to be put on the market (insurance, taxes, and utilities), we determine if there are any unpaid taxes or fees that we will have to pay, we determine how much we will have to pay in real estate commissions in order to sell the house after repairs are made, we look at the location of the house (how desirable is the area to live in), we look at the crime rate of the neighborhood (are potential buyers going to feel comfortable
purchasing the house), we look at the nearby schools to see if they are high or low achieving schools (will potential buyers want their children to attend school in the area), as well as several other factors.  As you can see, we take a lot of pieces of information into consideration to determine a price that is fair for the current condition your house is in and what the current house selling market is like.

Q: Do you buy houses that need repairs?
A: Absolutely! We buy houses in all conditions, whether they are in excellent condition (turn-key properties) or houses that are complete tear downs and need to be rebuilt from the ground up. We specialize in buying all types of properties including houses that need minor to major repairs.  There is NO need to do any repair works when you sell to us, that is our job.  All we ask is that you give us an opportunity to purchase that burdensome property.

Q. I own a townhouse, do you buy them as well?
A. Yes, we buy townhouses condos, mobile homes, duplexes, triplexes, quadplexes, multi-tenant buildings, and even some commercial properties as well.

Q: Do I have to pay you any fees or commissions in order to work with you?
A: There are NO fees or commissions that you have to pay when you sell your house to us.  We will make you an offer and if that price is acceptable to you, then we will buy your house.  We will NOT charge you any fees to look at your house and make you an offer.  There are absolutely NO commissions that you would traditionally have to pay when working with a realtor.  This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us.  There are no hassles for you to handle.  After we make the needed repairs to the house, then we will try to sell it for a reasonable profit or keep it as a rental.

Q: What makes you different when compared to a real estate agent?
A: Real estate agents will list your property on the MLS and hope that someone will buy it (currently, the average time on most markets is 6-12 months). We do NOT list your home anywhere, we buy it direct (making an offer within 48 hours, sometimes the same day, and usually closing the deal in 30 days or less, depending upon what your needs are).  A real estate agent will have you sign an exclusive agreement to sell your home whether they put out any effort to actually sell it or not which does NOT allow you to sell your property by any other means.  We will NOT make you sign any such agreement; we will purchase your house quickly without causing you any new stress.  A real estate agent will have open houses for your property where you will have an unknown number of strangers traipsing through your home and belongings to consider whether they would want to make an offer on your home or not (in fact, most people that attend open houses have no desire to purchase your house, they just want to look around).  Real estate agents from different companies will arrive at your house with "Potential Buyers" whenever it is convenient for them, NOT necessarily convenient for you, causing you unwanted and unneeded stress.  We never have strangers traipsing through your private life in hopes that they might make an offer, again, we buy your home directly.  You do NOT have to worry about keeping your house in pristine condition at all times because someone might show up.  It is NOT important to us whether your house is in pristine condition or if it looks like a tornado hit it.  You do not have to wait for weeks or even months in hopes that someone will make an offer.  You never have to worry that an offer might fall through because the buyer can NOT get financing.  You never have to worry about financing falling through when dealing with Jorax Real Estate Solutions, LLC because we pay with cash.  Real estate agents take a percentage (usually 3-6%) of the sale price of your home in commissions if they are able to find a buyer (many houses that are listed for sale through real estate agents never sell).  If it is NOT important to you how long it takes to sell your home, how many people traipse through your private life, and losing some of the money that you make from the sale of your house to pay commissions to a realtor, then selling your home through a real estate agent might be the right choice for you.  But, if you need to sell your home quickly, if you do NOT want a lot of strangers wandering around in your private life, and do NOT want to pay commissions to a realtor, then contact Jorax Real Estate Solutions and let us help you.  We will take that unwanted property and unneeded hassles off your hands.

Q: Am I obligated to sell my house to you if I give you the information about my house?
A: Absolutely NOT.  There is never an obligation for you to sell to us.  After you give us some information, we will determine a fair price to offer you.  From there, it is completely 100% up to you whether you want to sell your home to us or not.  We will NOT harass you or try to force you into selling to us.  We respect the people that we do business with, we do NOT push or prod you into doing something that you do not want to do.  There will never be any hassles from us for you to have to deal with.
